October was another exceptionally quiet month for the Stonnington housing market.
According to the latest PropertyData figures, just 25 houses sold above $2 million in October 2026, compared with 56 during October 2025, a decline of 55.4%.
Interestingly, the median sale price increased, although with significantly fewer transactions, this is more likely to reflect the mix of properties sold than a broad increase in property values.

The standout figure is the 55.4% decline in transactions, with sales above $4 million also falling sharply.
Interestingly, both the median and average sale prices increased. However, with significantly fewer properties changing hands, these figures are heavily influenced by the mix of homes sold and should not be interpreted as evidence that individual property values have increased by 14%.
The bigger story remains the lack of transaction activity. Fewer homeowners are selling, and buyers are showing little urgency, even with reduced choice.
